What is the best maintenance to keep your water heater in good condition?

I was wandering what could be done when: it knocks every once in a while, The water takes a little bit longer to heat up, and one of the bathrooms gets low water pressure sometimes. Can this all be fixed by myself or are we better off buying a new water heater?

Try draining it and flushing it out. If it is sounding like popcorn when you are using hot water, it probably has an accumulation of mineral deposits around the heating element. I used to drain my rental hot water heaters after every tenant and was always amazed at how much junk came out. Now I do ours every year as preventative maintenance and still find a lot of junk coming out of it. While you are at it, take off the filters on your bathroom sinks and clean the screens. Lots of little chunkies in there, too. If it is still slow to heat up, you can replace the heating elements which is a lot cheaper than replacing the entire unit.
